However, before you decide to make an offer, you need to be aware and cautious about hidden plumbing issues that not only could ruin your enjoyment of your new home, but also potentially costing you thousands!

You might have heard horror stories about things going wrong after new owners move in to find hidden issues carefully concealed at the time of sale. So, as you have enlisted a building inspector for a pre-purchase inspection, everything must be ok, right? Well, not all building inspectors have the expertise to examine the plumbing, and often buyers focus too much on the structure and don’t check the plumbing either.

Don’t be fooled into buying a home with potential plumbing issues, possible signs to look out for:

New paint or renovations in an older home
You might be wowed by the beautiful new kitchen and bathroom put in, plus the fresh coat of paint – ready to move in and enjoy! While this is great for any buyer, be aware that sometimes ‘renovations’ or a fresh coat of paint can be used to ‘cover up’ issues. The kitchen and bathroom looks amazing and new, but is the plumbing underneath old? Could it collapse and cost you more in the long run? Could the new painted ceiling or roof be hiding a leak stain?

Outside the home
What is the age of the hot water unit, and what types of pipes are being used? Will they need to be replaced if they are galvanised? Look at the concrete of the driveway, footpath, or patio areas. Do you notice any signs of the concrete being cut? If so, there might be a previous drainage or leakage issue that needs to be investigated to make sure the problem was fixed properly.

It is important to have the plumbing thoroughly checked with your building inspection. If your building inspector does not have the expertise, it is worthwhile to hire an experienced plumbing expert or leak detection specialist to examine the health of the pipes.
